Terms & Conditions

A reservation is considered confirmed when we have received the required booking information and payment or deposit specified at the time of booking.

The person making the reservation is responsible for ensuring that all booking information is accurate, including guest names, dates, number of guests, and contact details.

Early check-in or late check-out may be available upon request and is subject to availability and applicable fees.

Guests may be required to provide valid identification or passport information upon check-in in accordance with applicable requirements in Thailand.

Only the number of guests stated in the reservation may stay at the villa unless prior approval has been obtained from us.

Additional guests may be subject to additional charges and applicable occupancy limits.

The villa is provided for private holiday accommodation.

Guests agree to use the property responsibly and to respect the property, surrounding area, and neighbors.

The following are not permitted without our prior written approval:

• Parties or events
• Excessive noise
• Commercial activities
• Activities that may damage the property
• Any unlawful activity

Guests are responsible for damage, loss, or excessive cleaning costs caused by themselves or members of their group, excluding reasonable wear and tear.

We reserve the right to charge reasonable costs for damage or loss where appropriate.

Guests use the swimming pool and other villa facilities at their own risk.

Children must be supervised by a responsible adult at all times. Guests should follow all safety instructions provided at the villa.

All rates and payment requirements will be communicated at the time of booking.

Any bank fees, payment-processing fees, taxes, or other charges applicable to the selected booking method will be communicated where applicable.

Cancellation and refund conditions are governed by our Cancellation Policy, which forms part of these Terms & Conditions.

Requests to change booking dates, guest numbers, or other reservation details are subject to availability and may be subject to additional charges.

A change is not confirmed until we have provided written confirmation.

In exceptional circumstances beyond our reasonable control, we may be unable to provide the booked accommodation.

Where this occurs, we will make reasonable efforts to offer an alternative arrangement or refund in accordance with the circumstances and applicable booking terms.

We are not responsible for failure or delay in providing accommodation caused by events beyond our reasonable control, including natural disasters, severe weather, government restrictions, epidemics, civil disturbances, or other circumstances that could not reasonably have been prevented.

Personal information provided during the reservation process will be handled in accordance with our Privacy Policy and applicable Thai data-protection laws.

These Terms & Conditions are governed by the laws of Thailand.

Any dispute arising in connection with a reservation or these Terms & Conditions shall be handled in accordance with applicable Thai law.

We recommend that guests read these Terms & Conditions and the Cancellation Policy before completing a reservation.
